2-star review of Josefa by Urbanista

Studio F. on Google Maps · July 2026

Great location and amenities, but I don’t recommend for anyone staying medium to long term. The management hikes up the rent substantially every time you renew the contract. I ended up paying for my apartment more than larger apartments in higher floors in the building. It makes no sense and management doesn’t care.

The building is beautiful, but they want to charge you extra for absolutely everything.

The building is beautiful, but they want to charge you extra for absolutely everything. On top of that, the maintenance and the service (they're extremely rude) for sorting out any problem are dreadful. There's no water, the air conditioning doesn't work, the washing machines don't work (they're supposedly under warranty, but you report it and maintenance never comes to fix anything), they're building downstairs and there's a huge amount of noise all day. Because of that same construction, if you open the window bugs get into the apartment. They're lovely while you're moving in, but once you're inside it's an awful experience.

    Avoid at all costs!

Avoid at all costs! Nothing in the building (amenities) or apartments (units) works. Everything is always broken. Key items of issue are the internet, AC, and hot water. They don't even try to fix things. They literally just ignore your comments on these problems / polite requests for a fix. They generally treat residents poorly. When your contract is nearing expiration, they don't send you anything about a renewal until about 10 days before the end date and price gouge you. It's already overpriced for the value as it is. Save yourself the headache.

No follow-up on requests. For what the apartments cost, it isn't worth renting here.

    Translation Translated from Spanish

No follow-up on requests. For what the apartments cost, it isn't worth renting here. Every time it rains there are leaks and nobody follows up to repair them; they just pass the job from one person to the next without ever resolving it. When it comes to chasing you for any outstanding payment, though, they're extremely effective.
