For American renters or investors considering this building:

I've observed several ongoing issues that future tenants or investors should be aware of:
• Service interruptions: Water, electricity, and WiFi have been unreliable in this building. Some shared facilities, like ice machines, are consistently out of service.
• Management responsiveness: Communication with management can be slow and inconsistent. Some staff are kind, professional and helpful, but others may contribute to an intimidating, confusing, or disorganized tenant experience.
• Community atmosphere: There appears to be a high turnover rate among staff and tenants, which could indicate dissatisfaction with management practices.

Beautiful views and well-located units are undeniable, but operational challenges and management practices may affect your overall experience. Research all associated brands carefully before committing (UH Living, Urbanista.MX, UrbanHub).

Bottom line: Attractive property with significant management and operational issues. My review is objective and fair despite an ongoing legal dispute. Suitable for those who are aware and prepared to remain resolute, navigate inconsistencies, protect their legal rights, and avoid cash flow issues.

It's a different world.

Update to respond: I'm still a resident — which they are well aware of — and if you read through the inconsistencies and combative responses, it's quite sad how management behaves. I've sent countless emails addressed to their CEO, Legal and building management: no responses. They are as dishonest as their public responses.

    The building is sold and priced as luxury. Expect water and AC issues at random with no reasonable explanation or timeline for remediation. Electricity was included in the lease agreement, and I began receiving an additional charge for electricity about halfway through the term. A pane of glass remained broken through most of the year lease.

    To add insult: absolute worst tenants. Expect concert level noise at 1-2 am in the middle of the week. Terrible communication by management. Staff seems unwilling or unable to deal with entitled residents. Nobody at the front desk. Unanswered messages and calls. Unless they are enforcing some fee based rule (subject to change at any time), don't expect much of a response or resolution.

    Update: The deposit was finally returned, minus an unexplained damage fee, after weeks of persistence. My final interaction with this company was reflective of the rest: selective systemization and red tape when it favors them, and a complete lack of interest and cluelessness when it does not.

    My new apartment is of a similar profile, price and location; the staff and professionalism have been a night and day difference.

    The internet (provided by the building, you have no choice to install your own) goes down several times per month, often during work hours. Maintenance requests go unresolved for days and weeks. I do not recommend this building, as the rent is astronomically high in comparison to the market area, and the advertised amenities are not adequately provided by the building management.

    Besides the location and the lobby staff, I don't think it's worth it. As a current resident: they hide negative feedback so everything looks “great”; recently problems like internet or gym equipment are taking longer to get solved, and they have recently made changes to payment methods without consulting or notifying with time, and that's the way they have been doing things lately. For this type of treatment, it is expensive. Also still an issue that you can't hire your own internet, since you are stuck with intermittent or slow internet.
